We strongly recommend it for every Florida property, regardless of flood zone. Standard homeowners policies do not cover flood damage. Approximately 25-30% of flood claims nationally come from properties outside high-risk flood zones. Florida’s flat terrain, high water table, and intense rainfall make flooding a real risk everywhere in the state.
A wind mitigation inspection evaluates your home’s hurricane-resistant construction features — roof shape, roof-to-wall connections, opening protection, and secondary water resistance. HO-3 is a standard homeowners policy for single-family homes. It covers the dwelling structure, personal property, liability, and additional living expenses. Florida homeowners policies have a separate hurricane deductible, typically expressed as a percentage (2%, 5%, or 10%) of your dwelling coverage limit. Citizens is Florida’s state-created insurer of last resort. It provides property coverage for homeowners who cannot find coverage in the private market. Citizens is not a government agency — it’s a government-sponsored enterprise. Yes. You can switch carriers at any time, not just at renewal. Your old carrier will refund the unused portion of your premium on a prorated basis. However, switching at renewal is cleanest because there’s no refund to coordinate. We recommend shopping your coverage 30-60 days before renewal.
If your homeowners insurance lapses or is cancelled, your mortgage lender will purchase a force-placed (or lender-placed) policy on your behalf. Force-placed policies are significantly more expensive than standard coverage and typically provide minimal protection — they protect the lender’s interest in the property, not your personal belongings or liability. Replacement cost pays to repair or replace damaged property at current prices without deducting for depreciation. Actual cash value (ACV) pays the depreciated value of the damaged item — what it was worth at the time of loss, not what it costs to replace. Replacement cost coverage costs more but provides significantly better claim settlements.
An umbrella policy provides excess liability coverage above your home and auto policy limits. If you have significant assets to protect, a pool, waterfront property, rental properties, or teenage drivers, an umbrella policy is strongly recommended. Umbrella policies typically start at $1 million in coverage and are relatively affordable — often $200-400 per year.
DP-3 (Dwelling Fire Policy — Special Form) is the standard policy for rental and investment properties. It covers the dwelling structure, other structures, and fair rental value (loss of rental income). Unlike HO-3, DP-3 does not cover the tenant’s personal property or the tenant’s liability — tenants need their own renter’s insurance.
