Why Renters Insurance?
Your landlord’s insurance covers the building — not your belongings. If a fire, theft, or water leak damages your possessions, you’re on the hook for the replacement cost without your own renters insurance. The same goes for liability: if a guest is injured in your apartment, or if you accidentally cause damage to a neighbor’s unit, your landlord’s policy doesn’t protect you.
What Does Renters Insurance Cover?
A standard Florida renters policy (often called HO-4) typically includes three core protections:
• Personal property — furniture, electronics, clothing, kitchenware, and other possessions, typically up to $25,000–75,000 depending on the limit you choose. Covered perils include fire, theft, vandalism, water damage from plumbing failures, and many windstorm-related losses.
• Personal liability — protection if someone is injured at your residence or if you damage someone else’s property. Standard limits start at $100,000 and commonly go up to $500,000.
• Additional living expenses (ALE) — if your rental becomes uninhabitable due to a covered loss, ALE pays for hotels, restaurants, and other extra costs while you’re displaced.
Florida-Specific Considerations
Florida creates a few twists for renters. Flood is not covered — just like with homeowners insurance, flood damage requires a separate flood policy (NFIP or private). If you’re renting in a flood zone, in a ground-floor unit, or anywhere near coastal water, talk to us about adding flood. Hurricane deductibles sometimes apply on Florida renters policies for wind-related claims (often 2% of personal property limit). And scheduled coverage for jewelry, watches, electronics, or collectibles works the same as on homeowners — standard coverage caps these at $1,500–2,500, so high-value items need a scheduled rider or standalone jewelry insurance.
How Much Does It Cost?
Florida renters insurance is one of the cheaper insurance products you’ll buy. Typical pricing ranges from $15 to $25 per month for $25,000–50,000 in personal property coverage and $100,000–300,000 in liability. Multi-policy discounts (bundling with auto) can drop pricing further. Discounts for security systems, smoke alarms, and being claims-free also apply.
