An Elevation Certificate (EC) is one of the biggest factors in flood premium — and most homeowners don’t have one.
What is an Elevation Certificate?
An EC is a FEMA document (FF-206-FY-22-152) completed by a licensed surveyor, engineer, or architect. It records the exact elevation of your home’s lowest floor, machinery, and other key reference points relative to the Base Flood Elevation (BFE).
Why it matters for your premium:
Homes elevated above the BFE can see dramatically lower NFIP premiums
Private flood carriers often use the EC to compete aggressively against NFIP
Pre-FIRM homes (built before your community’s first flood map) especially benefit from an EC under Risk Rating 2.0
Without one, carriers default to conservative assumptions — usually meaning higher rates
The inspection process: A surveyor visits the property, takes elevation measurements at several points, and files the completed form. Cost typically ranges $400–$800 in Florida and takes 1–2 weeks. The EC is valid until the property is modified or the flood map changes.
